The Department for Communities and Local Government have produced a ‘How to Rent’ leaflet giving advice to all tenants. You can download a copy by following the link below or call us for a printed copy.
1) EXPRESS AND INTEREST IN A PROPERTY BY COMPLETING AN INITIAL APPLICATION FORM
2) WE GET IN TOUCH WITH YOU TO ARRANGE A VIEWING.
3) IF YOU WISH TO APPLY FOR THE PROPERTY, ONCE YOU HAVE VIEWED IT, YOUR DETAILS ARE PRESENTED TO THE LANDLORD.
4) IF THE LANDLORD ACCEPTS YOUR APPLICATION WE ASK YOU TO PAY A HOLDING DEPOSIT
We will ask for a Holding Deposit equal to no more than the weekly rental value for the property. A Holding Deposit agreement will be signed.
5) WE INVITE YOU TO COMPLETE THE FULL APPLICATION ONLINE WITH LETMOGO
This can be done in paper form if technology isn’t your thing. Once the application is complete your reference checking will then start. If any applicant fails referencing due to misleading information being given on the application form or if they fail any Right to Rent and VISA checks you will forfeit your Holding Deposit.
6) PAY THE DEPOSIT
When the referencing is complete and your application have been verified as suitable we will ask for the Deposit to be paid. At this point we will agree a moving in date.
7) SIGN THE TENANCY AGREEMENT**
The Tenancy Agreement is signed on the day you move in. Your Holding Deposit is transferred to your rent account and the remaining balance of the first month’s rent is paid. The Rent is to be ‘cleared effects’ before the Tenancy is signed.
*Applicants will be asked to secure a guarantor if they are in receipt of government benefits, have any adverse credit, outstanding debts (including rent arrears), CCJ’s or Bankruptcy.
**The tenancy will normally be for an initial 6 months but terms up 3 years may be negotiated
