Tenant Services

We take a lot of pride in ensuring we match the right people with appropriate properties so as a prospective tenant you will be welcome to discuss your particular requirements.

We will show you details of each of the properties we hold that might suit you and take you to view those you select as possibilities.

Go to our Properties page for simple details and some pictures of the homes we currently have available - please remember we let properties relatively quickly so you should contact us directly for an update!

Our most valued tenants pay rent promptly, look after their homes well, communicate effectively with us and make good neighbours!  What more could we ask?

The Department for Communities and Local Government have produced a ‘How to Rent’ leaflet giving advice to all tenants.  You can download a copy here.

HOW TO RENT

Tenant application process

1) View the property

2) Fill out the application form & return it to us.*

Please return your application form with Identification (drivers licence or passport) and Proof of Residence (utilities bill). If you are in receipt of benefits and/or Universal Credit you will need to show your most recent awards letters or 6 months of most recent bank statements. This information will give us all the relevant details to begin processing your application.

3) We get an ‘agreement in principle’ from the landlord.

4) Pay a Holding Deposit

If the landlord accepts your application we will ask for a Holding Deposit equal to no more than the weekly rental value for the property. A Holding Deposit agreement will be signed. Your application forms will then be sent for referencing. If any applicant fails referencing due to misleading information being given on the application form or if they fail any Right to Rent and VISA checks you will forfeit your Holding Deposit.

5) Pay the Deposit

When the referencing is complete and your application have been verified as suitable we will ask for the Deposit to be paid. At this point we will agree a moving in date.

6) Sign the Tenancy Agreement**

The Tenancy Agreement is signed on the day you move in. Your Holding Deposit is transferred to your rent account and the remaining balance of the first month’s rent is paid. The Rent is to be ‘cleared effects’ before the Tenancy is signed.

*Applicants will be asked to secure a guarantor if they are in receipt of government benefits, have any adverse credit, outstanding debts (including rent arrears), CCJ’s or Bankruptcy.

**The tenancy will normally be for an initial 6 months but terms up 3 years may be negotiated
