Our Landlord services are tailored to meet your particular needs and we will adapt to suit individual requirements as long as it does not mean compromising our quality of service or professional standards.
We provide a whole range of professional services to our Landlords from just preparing a Tenancy Agreement or Reference Checking potential tenants, through to an excellent Find Tenant Only service to Full Management. We listen to indvidual needs to make sure we find the right tenant for the right property. We provide a professional and comprehensive management service, personalised to take account of each landlord’s particular circumstances and requirements.
We charge appropriate yet competitive fees which are outlined below. All our fees are subject to VAT at the prevailing rate.
This service includes putting together property details and advertising online using facebook, twitter and Zoopla, property viewings with potential tenants, managing the application process, receipting the tenancy deposit, registering it with TDS and signing the deposit agreement, drawing up and signing the tenancy agreement, taking the new tenants to the property, taking photograph and making a schedule of condition, recording meter readings and informing the utilities and council of the occupancy change. Total charge £350.00
We'll do all of the above and then continue by collecting rent and limiting any rent arrears by monitoring accounts daily, quarterly property inspections, reporting on the condition of the property and recommending necessary maintenance, arranging reputable contractors and checking their completed works, organising the annual gas safety certificates. There is an initial Tenancy Establishment Fee of £50.00 and then a monthly charge of 12% on monies collected (negotiable).

Our fees and most expenses in connection with the letting of your property can be offset against income tax (subject to personal circumstances).
Our commission rate is negotiable if two or more properties are to be managed.
Energy Performance Certificates can be provided by reputable inspectors from as little as £50 + VAT.
